The real estate market is always changing so if you want to become a real estate agent you must learn how to adapt to the changes constantly happening in the market. Listings for homes for sale have dropped year-over-year for 34 consecutive months, according to the National Association of Realtors, as prospective buyers are likely aware. Yet the most recent Housing Trends Report by the National Association of Home Builders shows that most home buyers won’t give up looking for a home.
Among the 17 percent of people who responded to the NAHB pool that they were planning to buy a home in 2018, 42 percent said they were actively searching for a home during the first quarter of 2018. According to the Washington post more than half of the 51 percent reported they had already been looking for a house for three months or longer.More than half the respondents (53 percent) said the main reason it was taking so long to find a home is that they can’t find a home they can afford.
Those looking for a house for three months or more were asked what they plan to do if they continue to have trouble finding a home they want to buy. Just 13 percent say they will give up on their goal of homeownership until 2019 or later. Far more will stick with their plan: 60 percent say they will continue to look for a home in the same preferred location and 43 percent might expand the area where they are searching. In addition, 24 percent said they might accept a smaller or older home than planned and another 11 percent might buy a more expensive home.

How to become an agent

To work as a independent  real estate agent you don't need any diplomas or degrees, but to work as a agent for a company employers prefer that you at least have one degree or at least a high school diploma, especially in today's market because it’s getting more competitive and complex. All real estate brokers and sales agents must be licensed and go thru a 1-3 course depending on the state. Licensing requirements vary by state, but most have similar basic requirements. All agents must be at least 18 years old,pass a exam, and complete some real estate courses. In some states they require you to pass a background check to become a real estate broker or sales agent. When you become a real estate sales agent your states license must be renewed every 2-4 years depending on the state you get your license in, some states sales agents must re complete real estate courses in order to renew their license(WOIS). At North Seattle College they have a real estate program that ranges from classes that teach basic requirements up to advanced requirements. The basic real estate program helps you get a better understanding of the real estate environment and helps you obtain the right skills that you need to work as a real estate agent. The advanced real estate class teaches you shows you how to handle properties and and invest your money.   Some of the pros of working as a independent real estate agent are that you are your own boss, and you get to control your own hours and you are not working at a desk all day you can work from your own home. Another pro about working as a independent real estate agent would be you get 100% of your commission.


Some cons about working as a independent real estate agent would be that the stock market is always changing and business becomes slow so you must be able to adapt to the changing market, and you would be taking a risk because its not 100% for sure that you will be getting any income. Another con would be even though you make your own hours you have to be able to work around your clients time schedule.

What its like to be a real estate agent

A real estate agents working environment can be fast paced,frantic,edgy, and very competitive.
Some real estate brokers and sales agents work in typical office environments, while others work out of their homes. In both cases real estate workers spend much of their time away from their desks, showing properties to customers, traveling to see properties for sale, and meeting with prospective clients. Workplace size for real estate brokers and sales agents can range from a one person business to a large company with with numerous branches. The employment of real estate agents and brokers is projected to grow 6 percent from 2016 to 2026,which is about as fast as the average for all occupations.Brokers and sales agents earn most of their income from commissions on sales. The commission varies by the type of property and its value. Commissions often are divided among the buying agent, selling agent, brokers, and firms.The median annual wage for real estate brokers was $56,730 in May 2017. The median wage is the wage at which half the workers in an occupation earned more than that amount and half earned less. The lowest 10 percent earned less than $24,160, and the highest 10 percent earned more than $151,660. Many real estate brokers and sales agents work more than 40 hours per week. They often work evenings and weekends to accommodate clients’ schedules. Many brokers and sales agents spend a significant amount of time networking and attending community events to meet potential clients. Although they frequently work irregular hours, many can set their own schedules, some brokers and sales agents work part time.   
   


A simple profit loss is going to show you what’s working, what’s not. … You’ve got to track.

The more checks and balances you have in place, the more successful you’ll be and the more you’ll know right away if you’re off your goal or headed towards your goal.

News about Real Estate

The article published by Kenneth R.harney on the  The Washington Post brings to light the new trend of data showing the growing numbers of single women purchasing homes in Washington. According to a Survey by The National Association of Realtors, single women account for 18% of new home purchases, compared to their single male counterparts of 7%. Home realtors are purposely expanding their home designing styles to appeal to women's preferences, including singles. Pat McKee, the president of Pat McKee Homes, says that The North Carolina markets have also noticed the increase in amount, up to 50% in single women in their 30s, 40s, and above. Ralph McLaughlin the chief  of economist for consulting firm Veritas Urbis Economics, citing from The U.S. Census Current Population Survey which covered 60,000 households, found that home purchases by singles (including widow, never married, and divorcees) hit the highest record of 22.8%. According to Jessica Lauts the director of demographic and behavioral insights for the National Association of Realtors, women are more likely to see buying homes as an investment. On average, women buy slightly more expensive homes, comparing $185,000 to $175,000. Many of these buyers state that they are tired of apartments and are now confident enough to buy new homes with the mindset that they are able to triple their profit, and the rising prices in real estate are only of more motivation for them. I found it more feasible to buy than expected, Fleming said in an
interview. She definitely looked at it in investment terms, but
most important of all, I had gotten to the point where I wanted having
a place that’s really mine, where I could make the changes I wanted.

Information about real estate

 A real estate agent is someone who helps people sell, rent or buy a home or piece of property, the property's can range from apartments to mansions. When working in real estate is is important that you have a good attitude towards your clients because it can make a major difference in whether you sell the house or not. It is also important that you know the market value of houses in the area of which you are trying to sell and be able to negotiate on the house prices. "Anytime you can help someone and give them something of value, it makes it easier to do what you want to do, by being able to leverage your skills and existing knowledge base"(10).  If you are looking to get involved in the real estate business the minimum school requirement is a high school diploma but the most common degrees are business management and administration degree. The skills required to be successful in the real estate business are good communication skills, good negotiation skills, to be honest and have integrity and be responsiveness.Most people who start off in real estate expect the money to come in right away but it's more than that, it takes time and you have to invest your money in your own business that's only if you want to be a independent agent. If you want to work as an agent for a company then all you have to do is sell and negotiate house prices and you would be able to work part time, but you might not make as much as an independent agent.

Welcome post


Welcome to my career research blog Findaestate. My name is Derrick Mcvea im 18 years old and I live in Washington. a couple of reasons why I'm interested in choosing real estate as my career is because I'm good at communicating with people, and I want to work as a selling agent or buying agent and to work as one of theses you need to be good at communicating with people. To be a selling agent or buying agent you need skills such as having to have a way with words to negotiate the house prices, and be able to persuade people, these skills are important if you are working in the real estate business and I have these skills. From this blog you will get a better understanding about the real estate agents and the different kinds of work they do such as the different kinds of positions in real estate besides selling and buying houses. The different kinds of college degrees you need to work in real estate based on what position you want to work as in real estate. From this blog you will also learn the different types of real estate agents, what are all 7 types of real estate agents and the type of work that each agent does. You will learn about the important skills you need  in order to be a well know and  successful real estate agent so if you want to become a real estate agent check in weekly to be updated on how to be a successful one.
